ESG by Design

How we embed Environmental, Social and Governance thinking into every decision, not as a label, but as a method.

E – “Environmental”

We believe that building responsibly is no longer a choice, it’s the baseline.

At COLUNA, environmental care begins at the project’s foundation, literally. We don’t wait for the construction phase to apply “green principles”. We bring environmental criteria into the conversation from the very first briefing and design decisions:

We reduce waste by designing smart

optimising volumes, using passive strategies, and coordinating engineering early to avoid redundancies, change orders and unnecessary complexity.

We favour circular thinking

from materials with lower embodied carbon to systems designed for durability, maintenance and, when possible, disassembly and reuse.

We measure what matters

energy, water, materials and envelope performance, not just in theoretical calculations, but in the actual solutions we specify and defend throughout the process.
We believe beauty lies in responsible precision. Environmental quality is not an afterthought, it’s a design principle.

S – “Social”

We believe design is for people. And responsibility starts by asking: who are we building for?

Social value in the built environment begins with empathy. At COLUNA, we integrate social thinking from the first sketch, trusting that well-designed spaces can promote dignity, comfort and inclusion

We design for wellbeing

thermal and acoustic comfort, quality of daylight, legibility of space, intuitive circulation and clear wayfinding.

Genuine inclusion

We integrate inclusive thinking into architecture and engineering not as a box to tick, but as a lens: how does this detail serve someone who sees less, hears differently, walks with difficulty or feels easily overwhelmed?

Respect for the surrounding environment

We consider the impact of building, not only the building itself noise, dust, waste, access and circulation during construction. Social design includes the space that will be used and the process that makes it possible.

Community value

We recognise that every project sits within a local economy and community we consider how our work can strengthen the existing urban fabric, support local activity and create long-term value for the people who live and work around it.
A project is truly social when it improves lives for those who will inhabit or use it, and for those who make it possible.

G – “Governance”

We believe that clarity, transparency and responsibility are essential foundations of any valuable project.

At COLUNA, governance is not just about compliance; it is about how we structure trust, align expectations and lead with accountability:

Reference standards

We are proud to be regulated by RICS, licensed by the OA and OE, associated with buildingSMART, and to apply a project management framework aligned with PMI best practices. We bring that culture of consistency, ethics and technical transparency into every collaboration.

Procedural transparency

We structure decision-making – with clear responsibilities, written procedures, transparent reporting and consistent documentation. Governance is how trust is built and protected over time.

Security and control

We apply risk management and project control practices – we don’t simply “design and wait”; we actively lead processes, monitor progress, anticipate obstacles and take responsibility for the technical side of decisions.

Non-negotiable integrity

We believe governance includes the courage to say no – the clarity to define scope, and the maturity to lead with integrity, even under pressure.

Conduct and ethics

We understand ethics as a daily practice – visible in how we write, how we decide, how we document and how we respect the trust placed in us by investors, developers and partners.
Good governance is not about control; it is about coherence. It is how we protect quality, relationships and long-term value.

Final statement

ESG by Design is not an add-on. It is the mindset that shapes how we think, decide and build. It guides our approach across every scope, every collaboration and every detail. By embedding environmental, social and governance principles from the outset, from due diligence to design, coordination and site support, we help investors and developers create projects that are responsible, resilient and built to endure with meaning.

This approach is also aligned with the international sustainability principles we seek to integrate into our practice, contributing more directly to SDGs 9, 11, 12, 13, 16 and 17.

The ESG by Design Process

How ESG principles are integrated from due diligence through to execution, ensuring responsible, resilient, and long-term projects.

1

Due Diligence

We assess the asset against environmental, social, and governance criteria, identifying risks and opportunities before investment.

2

Concept & Initial Design

We integrate ESG principles from the first sketch, optimising volumes, comfort, and lighting, and selecting sustainable materials.

3

Detailed Design

We develop technical solutions that promote efficiency, inclusion, and circularity, ensuring a positive impact throughout the building’s life cycle.

4

Technical Coordination & Construction

We assess the asset against environmental, social, and governance criteria, identifying risks and opportunities before investment.

5

Delivery & Operation

We monitor the building’s real-world performance, ensuring resilience, sustainability, and long-term value.
