Hotel Belavista da Luz

The overall repositioning of Hotel Bela Vista da Luz, in Lagos, sought to transform an existing hospitality asset with technical and functional limitations into a more competitive and updated hotel, better aligned with international market expectations. COLUNA supported the process through Technical Due Diligence, Design Management and Integrated Design, combining early technical assessment, project coordination and construction-stage support within an intervention that included a new SPA area, the upgrade of key infrastructure and the enhancement of the hotel’s overall guest experience, while maintaining continuity with the building’s existing architectural language.

Key Challenges
and Solutions Adopted

The project involved an existing hotel, originally built in the 1990s and already in operation, requiring an approach compatible with the ongoing use of the asset and with the building’s established architectural identity. The response was based on a technically controlled refurbishment strategy aimed at modernising the hotel without compromising its character.
A key part of the intervention was the creation of a new SPA area at basement level, including an indoor pool, hydrotherapy facilities, sauna, Turkish bath, massage rooms, changing areas and a dedicated reception. This required the reconfiguration of existing spaces and the creation of a new technical support area, ensuring compatibility with the building structure, infrastructure and operational requirements.
The project sought to upgrade the hotel without breaking with its pre-existing architectural language. The spatial design and material selection were developed in continuity with the existing building, reinforcing its character while improving the overall quality of the guest environment.
From the outset, the process required a rigorous understanding of the building’s technical and regulatory constraints, together with tools capable of framing risk, investment and delivery. The combination of technical due diligence, project coordination and site support enabled more confident decisions and greater predictability throughout the intervention.

Services provided

Before works began, COLUNA carried out a detailed technical due diligence review, assessing the building’s compliance, identifying risks and improvement opportunities, and supporting the preparation of documentation required for bank financing. At a later stage, COLUNA also provided technical support for the hotel classification audit. Outcome: greater confidence in the project’s viability and in the financing and certification processes.
COLUNA led the technical coordination process, aligning architecture, engineering and specialist disciplines, ensuring design compatibility and consistency between project and construction. During delivery, COLUNA also provided ongoing technical support and decision-making assistance on critical issues. Outcome: a more coherent project process, safer decisions during construction and reduced technical and financial risk.
Within the scope of Integrated Design, COLUNA delivered the architectural and engineering packages required for the hotel refurbishment and the new SPA area, including structure, drainage, water supply, electrical installations, communications networks and HVAC. Outcome: an integrated and technically robust solution aligned with the asset’s modernisation objectives.
