The extension, refurbishment and remodelling of a building on Av. 5 de Outubro, in Lisbon, for the development of a new hotel required an integrated technical approach capable of reconciling an existing urban structure, regulatory requirements and a dense functional programme within a consolidated city context. COLUNA supported the process through Integrated Design and Design Management, developing the engineering projects and coordinating them in order to support the transformation of a building originally designed for residential use, later operated as a guesthouse, into an urban hotel with common areas, food and beverage facilities, technical zones, operational support areas and guest rooms distributed across multiple floors.

The project started from a building originally conceived for residential use and later used as a guesthouse, with the aim of restoring its urban presence and adapting it to a new hospitality use. The intervention required the reorganisation of the building to accommodate reception, common areas, food and beverage spaces, kitchen, laundry, staff areas, technical rooms and guest accommodation on the upper floors.
The functional distribution of the building, with basement support areas, ground-floor common spaces and guest rooms from floors 1 to 9, required careful coordination between operation, vertical circulation, infrastructure and day-to-day hospitality requirements. The technical response had to ensure consistency between the proposed programme and the practical viability of its implementation.
The adaptation of the building into an urban hotel involved responding to demanding requirements in matters such as life safety, evacuation, technical systems and compatibility between engineering disciplines, within the limitations imposed by the existing structure. The design development therefore required an integrated approach capable of translating regulatory constraints into viable technical solutions.
Beyond the technical response of each discipline, the process required coordination across specialist packages and alignment between operational requirements, infrastructure and licensing strategy. This coordination was essential to establish a coherent project base capable of supporting the future evolution of the asset.

COLUNA led the technical coordination of the different specialist engineering packages, aligning the operational requirements of the future hotel with the constraints of the existing building and the applicable regulatory framework. This role was key to structuring a coherent response across programme, infrastructure, safety and viability strategy.
Outcome: stronger coordination and a more robust technical basis to support the hotel’s future development.
As part of Integrated Design, COLUNA developed the specialist engineering packages required for the conversion of the building into a hotel, ensuring an integrated response to operational, safety, comfort, technical support and day-to-day functional requirements. The work aimed to adapt the various infrastructure systems to the new use while maintaining an overall reading of the building and its functional logic.
Outcome: an integrated design basis prepared to support licensing, technical coordination and future execution.
