Masana Residences

The Technical Due Diligence carried out on the refurbishment and renovation works at Masana Residences, in Albufeira, required an integrated reading of regulatory compliance, construction robustness and operational readiness for use as a 4-star tourist village. COLUNA supported the process through Technical Due Diligence, inspecting the common services building, the refurbished accommodation units, the exterior areas and the technical zones, identifying non-conformities and construction pathologies, assessing their impact on the intended use and structuring a prioritised intervention strategy.

The work focused on a hospitality development comprising a common services building, accommodation units, exterior areas and technical spaces, at a stage when most of the construction works had already been carried out. The inspection therefore had to assess not only the apparent quality of the intervention, but above all the actual capacity of the complex to operate safely, compliantly and functionally as a 4-star tourist village.
The documentation provided varied in scope and level of development, limiting the validation of certain completed solutions. COLUNA cross-referenced the available information with visual inspections and the observed conditions, identifying matters requiring confirmation, further technical development or corrective intervention.
Preparing a hospitality asset for operation depends on the alignment of construction quality, safety, accessibility, technical systems and operational requirements. COLUNA assessed these matters collectively, considering the relationship between the existing conditions, the intended use of the asset and its future management and maintenance needs.
The assessment covered a broad range of matters with different levels of impact and technical complexity. COLUNA structured the recommendations according to their technical, operational and regulatory relevance, creating a clear sequence of actions to support the subsequent stages of design, corrective works and operational preparation.

Services provided

As part of Technical Due Diligence, COLUNA carried out the review of the available documentation, two technical site visits to the development, visual inspection of the different buildings, units and exterior areas, and classification of non-conformities according to their nature and impact on future use. The work also included the identification of construction pathologies, regulatory shortcomings, operational risks and the need for further investigations, as well as the definition of an intervention strategy by priority. Outcome: a structured technical basis to guide the next stage of design, correction works and preparation of the development for operation.
