Mosteiro Costa da Caparica

The pre-acquisition Technical Due Diligence of a residential building in Costa da Caparica, with potential for short-term accommodation (Alojamento Local) use, required a reading capable of combining documentary status, regulatory compliance, safety and operational suitability. COLUNA supported the process through Technical Due Diligence, assessing the asset’s real condition, identifying the legal and technical risks affecting the intended use, and structuring a phased intervention strategy backed by an objective prioritisation of non-conformities and a preliminary CAPEX basis to support investment decision-making.

Key Challenges

The property required a technical assessment capable of relating documentary information, built condition and the requirements associated with the intended use. This approach was essential to understand the asset’s level of suitability and the degree of intervention required for its future enhancement and operation.
The analysis covered architecture, structure, water supply, drainage, acoustics, ventilation, thermal performance, fire safety, telecommunications, electrical installation and gas, combining document review, site inspection and classification of non-conformities by type and impact. This approach made it possible to separate minor issues from real blockers to the asset’s future operation.
More than identifying constraints, the work sought to organise them according to their relative impact and relevance to the acquisition strategy. This prioritisation made it possible to structure an objective reading of risk and support the investor in defining a more informed and phased approach to the asset.
The report translated the technical analysis into a prioritised intervention roadmap, articulating legalisation, adaptation and phased completion of the property. In parallel, a preliminary CAPEX basis was prepared to frame the required investment effort and strengthen the acquisition decision.

As part of Technical Due Diligence, COLUNA carried out a critical review of the available documentation, including tax and urban-planning context, performed a technical site visit, and assessed compliance across the main building components and infrastructure systems. The work also included the classification of non-conformities by nature and impact, the definition of an intervention strategy by priority, and the preparation of a preliminary cost-planning basis to support acquisition and future action. Outcome: an independent technical diagnosis with a clear reading of the main deal breakers, an objective prioritisation of risk, and a structured roadmap to support the asset’s future viability.
