The preparation of an inspection and diagnostic report for a multifamily building in Ajuda required a technical reading capable of bringing together construction defects, non-compliances and intervention priorities within a recently completed asset already in use. COLUNA supported the process through Technical Due Diligence and Design Management services, carrying out site inspections, document review, complementary measurements, diagnosis of probable causes, definition of corrective strategies and the preparation of a scope of works with cost assessment to support market consultation.

The assessment focused on an occupied multifamily building, which required an approach compatible with the day-to-day use of the property and with controlled intervention timelines. The methodology combined document review, preliminary visits, visual inspection, complementary measurements and analysis of the existing conditions, making it possible to build a sound technical assessment without extensive destructive testing.
The work went beyond the identification of visible building anomalies. The report connected construction defects, probable causes, departures from the expected specification and their impact on everyday use, covering moisture, cracking, defective detailing, acoustic shortcomings and inconsistencies in installed equipment and finishes. This integrated reading made it possible to distinguish what was primarily aesthetic from what required priority action.
The technical response had to balance effectiveness, practicality and the impact of works on a building in use. The report defined repair and corrective strategies tailored to each issue, including the treatment of rising damp, resealing of joints, crack repair, threshold correction, ventilation review and rectification of construction elements and installations, always with attention to sustainability and priority of action.

As part of Technical Due Diligence, COLUNA carried out the technical inspection of the building, including document review, survey of construction defects and non-compliances, complementary measurements and diagnosis of the probable causes of the observed anomalies. This work made it possible to characterise the real condition of the asset, identify the most relevant risks and structure intervention priorities compatible with the building’s ongoing use. Outcome: greater technical clarity on the condition of the property, the associated risks and the relative urgency of each intervention.
As part of Design Management, COLUNA defined corrective strategies for the identified issues, structured the scope of works, measured quantities and supported the collection of cost references from the market. This role was instrumental in converting the technical diagnosis into a practical decision-making base for the owner, facilitating contractor consultation and the future organisation of the intervention. Outcome: an objective and quantified working basis to frame priorities, scope of intervention and decision criteria.
