The pre-acquisition Technical Due Diligence of a contemporary house in Lagoa de Albufeira, Sesimbra, required a technical reading focused on construction quality, the functional robustness of the solutions adopted and the identification of non-conformities with impact on the property’s future use. COLUNA supported the process through Technical Due Diligence, reviewing the available information, carrying out a technical inspection of the building and its exterior area with swimming pool, and structuring a prioritised intervention strategy to support the prospective buyer’s decision.

The work focused on a house built in 2018, set on a plot with exterior space and a swimming pool, requiring a critical reading of construction quality in a relatively recent building, where buyer expectations are especially high in terms of performance, finishes and reliability of the solutions delivered.
The analysis combined on-site inspection, photographic record, complementary measurements and a critical reading of the available information, allowing an objective diagnosis of the house’s real condition and execution quality. This approach was essential to support a clear assessment of the non-conformities and their relevance to the acquisition decision.
The observed conditions varied in relevance, ranging from finishing imperfections to matters with greater implications for functionality, durability and the future use of the property. The assessment differentiated between these issues and avoided treating intervention requirements as having equal significance.
The recommendations were structured according to impact, the complexity of remediation and potential interference with the use of the property. This prioritisation provided the client with a clearer basis for understanding the technical implications of the acquisition and planning any future works.
